Already started?

Every step after consent.

Once consent is granted the work splits into two pathways that run side by side: the sign off of all consent conditions under s224c, and the survey and title plan under s223. They meet at the end, and then titles are issued.

Costs

Where the money goes.

Where it goes, mid-range

Typical ranges for a two-lot subdivision in metro Auckland, excluding GST.

The three big ones
  • Watercare growth charge, per new lot (2026/27)$25,520
  • Civil works (service connections, driveway etc.)$20k–100k
  • Development contributions, per new lot (site specific)~$20k

These three alone are often over a third of the cost, and two of them are set by council and Watercare, not by us. The civil works can vary significantly depending on the specific site and project requirements.
